Meeting called to order at 7:00 PM

 

Minutes from March 2015: Approved.

 

HOA forum:

Nick Leach: New resident of #31, attended the meeting to introduce himself and to understand rules around making changes to back fence, potentially adding solar panels at some point. Nick was advised that prior to installing solar or making substantial changes to back fencing, that he should submit a plan/proposal to the board for approval.

 

There have been additional concerns about parking. The board will issue a memo this month with a reminder to all residents of the parking policies.

 

Treasurer’s report: Expenses below budget. Approved. See below. Reserve assessment is underway.

 

Agenda Items:

  1. Sewer Laterals:

The project continues. Steve will engage with additional companies who have experience dealing with multi-unit, dwellings, and get additional estimates. The board is exploring ways to do the sewer laterals with minimal impact and in coordination with the street resurfacing.

 

  1. Mailbox replacement: Last month, a motion was passed to purchase the mailboxes and to seek a local contractor to bid on the installation. The mailboxes will be installed over the next few weeks, and are expected to be completely installed by the end of May.

 

III. Drought and landscaping: Trimacs has been asked by the board to evaluate the entire irrigation system for leaks and inefficient watering, and to do a hard pruning on the overgrown rosemary on the south end of the street. Trimacs will also be asked to submit a proposal for re-planting the south end of the street with drought-tolerant, native, deer-resistant plants. Upon submission of this proposal(s) the board will vote on the plan and on the allocation of funds to do the plantings. Homeowners who are interested in this area are encouraged to attend the next homeowner’s forum to review the proposal.

 

The board agreed to trim trees that are impeding the view of unit #11. The homeowners will be asked to provide estimates and the board will fund the work.

 

The board is still seeking volunteers for an ongoing landscape committee to provide ongoing liaison with Trimacs, and to oversee landscaping maintenance for the street.
